Terms Governing Pocahontas County Property Records

These conditions apply when you access Pocahontas County Property Records. By continuing to use the pages or search links, you agree to these terms. Do not use the service if you do not accept them.

1. Nature of the Website

Pocahontas County Property Records is privately operated. It describes and links to public deed, assessment, tax and parcel sources for the county, but it does not host the government records themselves. It is not affiliated with an office, court, County Clerk or Assessor.

2. Lawful Use of the Pages

Use the site only for a lawful purpose. You must not use these pages or information reached through them to:

  • Stalk, harass, threaten, intimidate or harm a person
  • Carry out deed fraud, identity theft or another unlawful act
  • Make a decision regulated by the Fair Credit Reporting Act
  • Copy or republish site material systematically or at scale
  • Disrupt the site's operation, systems or security

3. No Consumer Reporting Service

This site is not a consumer reporting agency under the Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.). Neither these pages nor results from a linked search provider are consumer reports. They may not be used to make a decision about credit, employment, housing, insurance or another purpose covered by the FCRA.

4. No Title, Boundary or Legal Opinion

Looking up property records does not complete a title examination, establish a surveyed boundary or give legal advice. Consult a title company, licensed surveyor or attorney for those services. The site cannot replace their work.

5. External Portals and Providers

Each government portal or third-party service, including sponsored search results, has its own rules. We do not control or take responsibility for its content, availability, fees or information practices.

6. Information Provided Without Warranty

The pages are offered "as is" and "as available." No warranty is made that information is accurate, complete or up to date, or that an outside portal will remain available or return a correct match.

7. Limits on Liability

As far as applicable law allows, the site operators are not responsible for direct or indirect losses, incidental or consequential damages, or special damages tied to use of these pages or linked resources, including reliance on a record found through them.

8. Responsibility for Misuse

You agree to protect the site operators from claims, demands and reasonable legal fees that arise from your misuse of the site or breach of these terms.

9. Site Material

Original writing, visual design, logo and page layout are protected material. Linking to a page or quoting a short excerpt with credit is welcome. Republishing full pages or copying content in a systematic way is not permitted.

10. Revisions

These conditions may change when an updated version is posted on this page. Continued access after the revision is posted means you accept the new terms.

11. West Virginia Law

West Virginia law governs these terms, without regard to its conflict-of-law rules. Public-record requests to government offices are governed separately by the West Virginia Freedom of Information Act, W. Va. Code ch. 29B, including §29B-1-3. The statute's response period and reproduction-cost rules apply to the custodian agency, not to this private reference site.

12. Severability

If a court finds one provision invalid or unenforceable, the remaining provisions continue to apply.
